➢ Rental valuation and end value determination after the conversions
➢ Feasibility Plan Short term/ Mid term and Long term.
➢ Portfolio re-structuring strategy
➢ Cost and budgeting ( Quotations) - For refurbs, Conversions, HMOs, Flats conversion, Pubs conversion

STAGE 03

Planning Stage:
Once the course of action is decided….
➢ Create proposed floor plans, based on the type of acquired property,
➢ Apply relevant planning permissions,
➢ Liaise with Building Regulations
➢ HMO licensing where the property needs to be converted in to bedsits,
➢ Proposed Works contract drafting and signing ( Insurance based contracts)

STAGE 04

Implementing and value addition stage:
➢ Commencement of building works
➢ Project management to make sure the builders/ contractors strictly follow the approved plans
➢ Organise and attend visits from council / building regs inspectors
➢ Prepare notes and photographic evidence of the conversions/ refurbishments
➢ Procure and source good quality but reasonably priced fixture and fittings ( Kitchen, bathrooms, etc)
➢ Managing subcontractors, electricians, plumbers, gas engineers, roofers, glaziers etc

STAGE 05

Completion Stage:
➢ Once the project has been completed it will bring the landlords to the following options to maximise their returns;
➢ Sell the property with profits.
➢ Continue to rent the property and enjoy high rental yields over 14% on average.
➢ Mortgage the property and pull out most of the initial invested capital.

STAGE 06

Crowned Landlord:
➢ Enjoy value addition, high rental yields & profits.
➢ Moving on to next project…..
